The full-time resident
Cabo Real reads well for full-time living for a straightforward reason: it is finished. The roads and planting are mature, the community is not ringed by active construction, and the owner mix includes people who are here year-round rather than only in season. That gives it a steadier feel than a community still selling its first phases.
The Robert Trent Jones Jr. course anchors one side of the community and the beachfront anchors the other. For someone living here permanently, the practical appeal is that both sit inside the gates.
The seasonal owner
Seasonal owners tend to weigh two things: how the property holds up when nobody is in it, and how quickly it can be opened up on arrival. An established community helps on both counts, because services are already in place and there are neighbours and staff here through the summer.
Ask what caretaking arrangements other owners use in your specific section. Cabo Real is not uniform. The ocean-side and inland halves have different exposure and different maintenance demands, and the answer that works for one will not necessarily work for the other.
The owner who intends to rent
This is where to slow down. Whether a home in Cabo Real can be rented short-term, and on what terms, is set by the governing documents and can differ between sections. Do not rely on what an agent, a neighbour or a listing says about it. Ask for the documents in writing and read the rental provisions before you make an offer.
The same applies to anything you are told about occupancy limits, guest access to community amenities, or the use of a rental manager. These are answerable questions. They simply need to be answered by the documents rather than in conversation.
Who it suits less well
Two kinds of buyer usually end up somewhere else. The first wants new construction, current systems throughout and a builder still standing behind the work; Cabo Real’s inventory is largely resale, which is a different proposition and needs a different inspection budget. The second wants to walk to restaurants and shops. Cabo Real is a corridor community between Cabo San Lucas and San José del Cabo, which means driving to town in one direction or the other. Some owners consider that the entire point. Others find it wearing by the second season.
A reasonable way to decide
Spend a day in the community at the time of year you would actually use it, drive both directions into town, and read the governing documents before you fall in love with a house.
