Cabo Real and Palmilla sit side by side on the Tourist Corridor between San José del Cabo and Cabo San Lucas. Both are established, both are built around golf, both put homes within sight of the water. Buyers shortlist them together constantly, then find they are not interchangeable.
The golf is the clearest difference
Cabo Real Golf Club is a Robert Trent Jones Jr. design: eighteen holes running from the desert foothills down toward the water. It hosted the PGA Senior Slam in 1996 and again in 1999, and it is known for a routing that uses the drop in elevation rather than fighting it.
Palmilla is a Jack Nicklaus Signature course, and it was the first Nicklaus design in Latin America. It is twenty-seven holes rather than eighteen, laid out as three nines that combine differently depending on the day.
That is not just trivia. Twenty-seven holes gives a club room to move tee times around and gives a member variety without leaving the property. Eighteen gives you one continuous course you come to know properly. Golfers tend to have a firm preference once they have played both.
Palmilla is larger and more subdivided
Cabo Real is organised into five named sections: Las Villas, Las Ventanas, Gardenias, Casa del Mar and Bugambilias.
Palmilla has eight: Villas del Mar, Villas de Montaña, Palmilla Estates, Palmilla Dunes, Oasis Palmilla, La Caleta, Espíritu del Mar and Caleta Loma.
More sections means more variation in what you are actually buying. Two Palmilla addresses can be very different propositions; a beach-level villa and a hillside property have little in common beyond the entrance gate. Cabo Real is the simpler community to get your head around, which some buyers prefer and others find limiting.
Both split between the water and the hillside
Neither community is uniformly oceanfront. Both carry ocean-side and inland addresses, and in both the distinction matters more than the community name does. An inland home with a long view is a different purchase from a beach-level one, and the two are not close substitutes.
If you are comparing them, compare like for like: ocean-side Cabo Real against ocean-side Palmilla, hillside against hillside. Setting a Palmilla beachfront villa next to an inland Cabo Real home tells you nothing useful about either.
How buyers actually choose
It usually comes down to three things. Whether the golf matters enough to drive the decision. Whether you want the larger, more varied community or the more legible one. And which specific section you respond to when you walk it, which no comparison article can answer for you.
Both reward seeing in person, and both look rather different at ground level than they do in a listing photograph.
