Why families end up here
Most of the beachfront communities in Los Cabos were built for people who visit. Club Campestre was not built the same way, and it shows in who lives there. Being in the foothills above San José del Cabo puts schools, medical care, supermarkets and a real town within an ordinary drive rather than an expedition, and that single fact does more to make a place liveable than any amenity list.
The community also has range. It is not one product repeated. That means a family can find something that fits at a stage of life when a four-bedroom villa on the water is not the question being asked.
What full-time residents actually value here
Ask people who live in Los Cabos year-round what matters and very few of them start with the view. They start with the drive, the reliability of water and power, whether the community feels occupied in September, and whether there are neighbours around in the low season.
A community with a substantial resident population behaves differently from one that empties out. Services stay open, contractors stay available, and the place does not feel abandoned for four months. That is worth asking about directly: what proportion of owners are here year-round, and what stays open in the summer.
Golf, without it being the whole point
Club Campestre is built around a Jack Nicklaus Signature course routed through canyons and arroyos above San José del Cabo, and for golfers that is a genuine draw. But the community is not organised entirely around the club in the way a private-club community is, which suits households where one person plays and the others do not.
How golf access works for owners is set by the club’s own rules. Ask for them in writing rather than accepting a description.
Who it suits less well
If you want to walk out of the house onto sand, this is not the place; Club Campestre is inland and the beach is a drive. If you want a small, tightly controlled community where everyone knows everyone, its range works against it. And if the property will be empty most of the year, much of what makes it good here is wasted on you.
How to test it
Come in the summer, not in February. Drive to the school run, the supermarket and the clinic. If it still works then, it will work in season. The community, its sections and its current listings are on clubcampestre.properties.
