Where each one sits
Club Campestre San José is in the foothills above San José del Cabo, set back from the water with the town below it and the mountains behind. Querencia sits further west along the corridor on elevated ground, close enough to the sea that ocean views are part of what it sells.
That single difference drives most of the others. One community is oriented toward a working town you can reach quickly; the other is oriented toward the water and toward its own gates.
The golf is genuinely different, not just differently branded
Club Campestre’s course is a Jack Nicklaus Signature design, routed through canyons and natural arroyos and along elevated ridges above San José del Cabo. It is a course built into the terrain rather than flattened onto it.
Querencia’s course is a Tom Fazio design that opened in 2000, and it was Fazio’s first in Mexico. It runs through desert arroyos with ocean views and considerable elevation change. Fazio and Nicklaus ask different things of a golfer, and if golf is the reason you are buying, play both before you choose between the communities.
Access is the question people forget to ask
Querencia is a private golf community, and that word carries real weight: what owners are entitled to, how membership works and what transfers with a sale are set by the club’s own rules. Club Campestre is structured differently.
Do not take anyone’s word for how golf access works at either one, mine included. Ask for the current governing documents, ask specifically what an owner is and is not entitled to, and get it in writing before you make an offer. This is the single area where buyers are most often told something in conversation that the paperwork does not support.
What each one actually suits
Club Campestre tends to suit buyers who want to be near a town they will use, who want a wider range of housing types and price levels within one gated community, and who want golf without the community being organised entirely around a club.
Querencia suits buyers for whom the club is the point: a smaller, more controlled community with ocean-facing land and a course that is the reason most owners are there.
How to compare them properly
Spend a morning in each. Drive from both into San José del Cabo and into Cabo San Lucas at a time you would normally travel. Read both sets of governing documents.
